About one in six homes in Sedona is a short-term rental. And the city says it’s changing the face of neighborhoods.
"Essentially, Airbnbs and other short-term rental platforms have doubled the number of tourist rooms in the city," said Shannon Boone, Sedona’s housing manager.
Arizona laws don’t allow the city to do anything about it.
"But you can," Boone said.
If property sells, the deed restriction renews and stays with the property for 49 years.
"We’ll explain that potentially your property can be worth more as a short-term rental, but if you want to restrict it from ever being a short-term rental, that’s your right," she said.
After that, people are encouraged to speak with their heirs, lawyers or realtors.
The idea’s provenance came from Vail, Colorado, which is outright paying for deed restrictions. Boone said 13 homeowners have so far reached out to learn more about deed restrictions.
