Biltmore Fashion Park is built on 33 acres at the northeast corner of 24th street and Camelback Road. Macerich, which owns the 33-acre Biltmore Fashion Park at the northeast corner of 24th street and Camelback Road, is teaming up with Red Development to build a high-rise at 26th street and Camelback.
It’s zoned for a building up to 165 feet, but before any construction begins, Josh Bednarek, director of Phoenix’s Planning and Development Department, said plans will be vetted.
“It will go through a thorough review by not only our team within planning and development, but our partners in street transportation, fire, we’ll look at every aspect of the Camelback East Core specific plan, the zoning ordinance and review it against any other previous stipulations,” he said. “All those items would have to be addressed and deemed to be in compliance or a potential public hearing would be triggered."
Councilman Kevin Robinson, whose district includes the Biltmore Fashion Park, asked about potential traffic issues.
Bednarek said a traffic impact study could lead to mitigation efforts.
“So, as an example, there’s a signal on 26th Street. There could be a scenario where enhancements to that signal are made or other traffic control measures are installed around the surrounding property,” Bednarek said.
The developers say the mixed-use project will bring more dining and shopping, pedestrian amenities and landscaping to an area that’s currently asphalt.
